LEASE DURATION & RENT

No smoking, vaping, or cannabis use inside the home or within 25 feet of any structure. Violation is grounds for lease termination.
PETS
This is a no-pet property. One pet may be considered on a case-by-case basis with prior written landlord approval. There will be an additional rent and pet deposit.

HOT TUB
The property includes a dedicated 240V hot tub hookup. Tenant is welcome to bring and install their own hot tub at their own expense, with prior written approval. Tenant assumes full responsibility for installation, maintenance, and removal upon move-out.
SUBLETTING & SHORT-TERM RENTALS
No subletting, room rentals, or short-term rental activity (Airbnb, VRBO, etc.) permitted under any circumstances.
PROPERTY ACCESS
Tenant has access to the house's private yard. All other areas of the surrounding property are not included in this tenancy.
MAINTENANCE
Landlord is responsible for major systems (roof, HVAC, well, septic, and any appliances provided). Tenant is responsible for routine upkeep including yard care and reporting any maintenance issues in writing within 48 hours of discovery. Tenant is liable for damage caused by failure to report known issues.
RENTER'S INSURANCE
Tenant is required to carry renter's insurance. Proof of coverage must be provided prior to receiving keys.
LEASE RENEWAL
Either party must provide 30 days' written notice of intent to renew, non-renew, or vacate.
SECURITY DEPOSIT
Security deposit will be returned within 21 days of move-out, less any deductions for damages beyond normal wear and tear, unpaid rent, or cleaning costs. A written move-in checklist will be completed at key handoff.
WASHINGTON STATE DISCLOSURE
