Guests & Occupancy Only authorized occupants may live in the unit; Tenants are responsible for their guests. 4. No Unauthorized Subletting No unauthorized subletting, Airbnb, short-term rentals, or transferring the unit. 5. No Parties or Disruptive Gatherings No unauthorized parties, large gatherings, or disruptive events. 6. Quiet & Respectful Conduct Keep music, television, conversations, and other noise at reasonable levels. 7. Respectful Behavior No harassment, threats, fighting, violence, intimidation, or abusive behavior. 8. Illegal Activity No illegal activity or unlawful use of the property. 9. Tenant Pets & Animals No Tenant pets or animals without prior written authorization, subject to applicable law. 10. Owner's Family Dog Do Not Touch or Feed The family dog lives on the premises and may bark. Do not approach, touch, pet, play with, call, or feed the dog without the Owner's permission. Do not leave food, scraps, garbage, medication, chemicals, or harmful substances where the dog can reach them. The Tenant may be responsible where their actions or those of their guests cause the dog to become ill or injured, as permitted by law. 11. Cleanliness Keep the entire unit clean, sanitary, and free of accumulated food, garbage, odors, and pest-attracting conditions. 12. Garbage Properly bag, secure, and dispose of garbage and food waste. 13. Owner's Original Property Do not throw away, remove, sell, donate, replace, relocate, alter, or damage Owner furniture, appliances, fixtures, decorations, or other property without written permission. 14. Damage to the Unit Furnishings, Appliances, Electrical & Plumbing Fixtures Properly care for the entire furnished unit, including walls, floors, doors, windows, furniture, TV, appliances, electrical outlets, switches, lights, toilet/toilet bowl, toilet seat, sinks, taps/faucets, shower fixtures, drains, cabinets, countertops, and other Owner property. Damage beyond ordinary wear and tear caused by the Tenant or guests may result in tenent repair or replacement charges. 15. Water Leaks, Plumbing & Maintenance Promptly report leaking faucets, running toilets, clogged drains, water leaks, electrical problems, damaged outlets, broken appliances, pests, mold, or other maintenance concerns. 16. Alterations No painting, drilling, construction, lock changes, or other alterations without authorization. 17. Fire & Safety Do not tamper with smoke/CO detectors, alarms, fire extinguishers, locks, or safety equipment. 18. Open Flames & Fire Hazards No unauthorized open flames or unattended cooking. No candle buring. 19. Keys & Security Do not copy, loan, transfer, or provide keys or access codes to unauthorized people. 20. Privacy Respect other people's private areas, belongings, mail, and packages. 21. Owner/Property Manager Access Lawful access is permitted for repairs, maintenance, inspections, emergencies, and other authorized purposes. During an Emergency access by owner is allowed with or without tenent supervision. 22. Business Activity No unauthorized commercial activity that creates excessive traffic, deliveries, inventory, hazards, or disturbances. 23. Parking & Vehicles Park Do not block driveways, entrances, sidewalks, neighbors 24. Respect for Neighbors No excessive outdoor noise, littering, confrontations, or unreasonable disturbances. 25. Extension of Stay The tenancy does not automatically extend; renewals or extensions must be properly arranged. 26. Notice of Move-Out Provide the required written notice before voluntarily ending the tenancy. 27. SECURITY DEPOSIT, DAMAGE CHARGES & CLEANING FEE The cleaning fee is separate from the security deposit and separate from any charges for damage to the unit or Owner's property and should be paid separately. The cleaning fee covers the agreed cleaning of the unit and does NOT cover or excuse damage caused by the Tenant/Occupant or their guests 28. Move-Out Condition Remove personal belongings and garbage, return keys, clean the unit, and return the unit and Owner property substantially in the condition received, excluding ordinary wear and tear. 29. Posted Signage Follow lawful posted safety, garbage, parking, and property instructions. 30. Mail & Address Do not allow unauthorized persons to falsely establish residency or improperly use the property address. 31. Peaceful Household Standards Maintain a quiet, conservative, peaceful, clean, respectful, safe, and orderly household. 32.
