We recently installed a filtration system, upgraded the electric, and added new appliances. Residential Lease Terms 1. Basic Lease Terms * Monthly Rent: $1,995 * Security Deposit: $1,995 * Lease Term: 12 months * Rent Due Date: Rent is due on the 1st day of each month. * Occupancy: Only individuals listed on the lease may reside in the property. * The property is to be used solely as a private residence. 2. Utilities Tenant is responsible for establishing, maintaining, and paying for: * Electric * Natural gas * Internet, cable, and other optional services contracted by Tenant Any utilities specifically retained in Landlord's name remain Landlord's responsibility unless otherwise stated in the lease. 3. Lawn Care Lawn-mowing responsibility is shared between this unit and the neighboring unit. Tenant is responsible for approximately every other mowing. For each mowing assigned to Tenant, Tenant may: 1. Mow the lawn themselves at no additional charge; or 2. Have the mowing performed for a charge per assigned mowing. The lawn must be maintained in a reasonably neat condition. The mowing rotation may be adjusted when reasonably necessary because of weather, seasonal growth, vacancy of the neighboring unit, or similar circumstances. Tenant may not intentionally allow the lawn to become overgrown to avoid an assigned mowing. 4. Snow and Ice Tenant is responsible for reasonable snow and ice removal from walkways, steps, and other areas serving the leased unit, except for any areas specifically designated as Landlord-maintained. 5. Smoke-Free Property Smoking, vaping, or burning tobacco, marijuana, or any other substance is prohibited: * Inside the dwelling; * Inside any garage or enclosed structure associated with the property; and * Within 25 feet of the building, including its doors, windows, and entrances. Tenant is responsible for compliance by household members, visitors, and guests. Cigarette butts, vaping materials, or other smoking-related waste may not be discarded on the lawn, driveway, landscaping, or other portions of the property. 6. Pets and Animals No pet may be kept at the property without prior written approval from Landlord. For each approved pet: * Nonrefundable Pet Fee: $300 * Monthly Pet Rent: $40 Tenant is responsible for all damage, odors, stains, waste, pest problems, or other conditions caused by an animal. Pet waste must be removed promptly from the property. This provision will be administered consistent with applicable requirements concerning service animals and assistance animals. 7. Renters Insurance Tenant must maintain renters insurance throughout the tenancy with at least $100,000 in personal liability coverage. Tenant must provide proof of coverage upon request and at the beginning of the lease. Tenant's personal property is not insured by Landlord. 8. Guests and Unauthorized Occupants Guests may not stay at the property for: * More than 7 consecutive days, or * More than 20 total days during a 12-month period without prior written approval from Landlord. A person who establishes the property as their residence must be approved and, when required by Landlord, added to the lease. Tenant may not sublease the property or offer any portion of it as a short-term rental, including through Airbnb, VRBO, or similar services, without prior written permission. 9. Noise and Conduct Tenant, occupants, and guests must not create excessive noise or otherwise interfere with the neighboring tenant's peaceful use of their home. Quiet hours are 10:00 p.m. through 7:00 a.m. The quiet-hours provision does not permit unreasonable or excessive disturbances at other times. 10. Property Condition and Cleanliness Tenant must: * Maintain the interior in a reasonably clean and sanitary condition. * Properly dispose of garbage. * Avoid accumulation of trash or debris. * Use plumbing, electrical, HVAC, and appliances appropriately. * Take reasonable measures to prevent damage to the property. * Promptly notify Landlord of conditions requiring repair. Tenant is responsible for damage caused by Tenant, household members, guests, or approved animals beyond ordinary wear and tear, as permitted by law. 11. Maintenance Reporting Tenant must promptly report: * Water leaks; * Plumbing backups; * Water intrusion; * Roof leaks; * Electrical problems; * HVAC failures; * Broken windows or doors; * Signs of mold or excessive moisture; * Pest infestations; and * Any condition that could cause additional property damage if left unaddressed. Tenant may be responsible, as permitted by law, for additional damage caused by unreasonable failure to report a known problem. 12. Plumbing Tenant may not flush or place inappropriate materials into toilets, sinks, drains, or sewer lines. Items such as wipes, feminine hygiene products, grease, paper towels, diapers, and other materials not intended for the plumbing system must not be flushed. Tenant may be responsible for the reasonable cost of repairing a blockage or damage demonstrated to have resulted from Tenant, occupants, or guests. 13. HVAC Tenant must operate the heating system sufficiently during cold weather to reasonably protect the property and plumbing from freezing. Tenant must not intentionally obstruct HVAC vents or otherwise misuse the heating or cooling equipment. Responsibility for HVAC filter replacement will be stated in the final lease based on the system installed at the property. 14. Alterations Tenant may not make material alterations to the property without prior written permission. This includes: * Painting; * Wallpaper; * Installing fixtures; * Changing locks; * Installing satellite equipment; * Mounting large televisions or other heavy objects in a manner that could damage the property; or * Making structural modifications. Ordinary small picture-hanging hardware is permitted when used reasonably. 15. Locks and Security Tenant may not change, replace, or rekey exterior locks without prior written permission from Landlord. If an approved lock change occurs, Landlord must be provided with any key, code, or other access required by applicable law. 16. Parking and Vehicles Only operable and properly registered vehicles may be routinely stored at the property. Tenant may not: * Store abandoned or inoperable vehicles; * Perform major vehicle repairs on the property; * Park on the lawn or landscaped areas; or * Obstruct access reasonably required by the neighboring unit. 17. Pools, Trampolines and Similar Equipment No trampoline, above-ground pool, large inflatable pool, hot tub, or similar recreational structure may be installed without prior written approval from Landlord. If approved, Landlord may require an additional written addendum and proof of appropriate insurance coverage. 18. Outdoor Areas Tenant must keep the portions of the exterior used by Tenant reasonably clean and free from trash. No large structures, sheds, permanent play equipment, or similar items may be installed without written permission. 19. Duplex / Neighboring Unit Tenant acknowledges that the property is part of a multi-unit property. Tenant must respect common or shared areas and may not interfere with the neighboring tenant's reasonable access or use. Neither household has exclusive rights to a shared area unless specifically identified in writing. Disagreements regarding shared property responsibilities should be reported to Landlord rather than resolved through conduct that interferes with the other household. 20. Landlord Entry Landlord may enter the premises for inspections, repairs, maintenance, showing the property, and other lawful purposes. Except in emergencies or circumstances otherwise permitted by law, Landlord will provide the notice required by Ohio law before entering. 21. Damage and Move-In Condition A move-in condition report should be completed at the beginning of the tenancy. Photographs and/or video may be used to document the property's condition. Tenant should identify existing damage promptly so it is not attributed to Tenant at move-out. Ordinary wear and tear is not considered Tenant-caused damage. 22. Illegal and Dangerous Activity Tenant, occupants, and guests may not engage in illegal activity at the property or intentionally create a dangerous condition that threatens people or property. Nothing in this provision permits Landlord to take possession or remove Tenant except through procedures permitted by Ohio law. 23. Business and Commercial Use The premises are intended primarily for residential use. Tenant may not operate a customer-facing business, regularly receive commercial customers, store hazardous commercial materials, or conduct activity that materially increases traffic, noise, insurance risk, or property damage without prior written approval. Ordinary remote work from home is permitted. 24. Lease Violations Failure to comply with material lease obligations may constitute a lease violation. Notices, opportunities to cure when applicable, termination, and eviction proceedings will be handled according to the lease and applicable Ohio law. Landlord will not use self-help measures prohibited by law. 25. End of Lease and Renewal The initial lease term is 12 months. Any renewal, extension, or conversion to month-to-month tenancy must be addressed in writing between Landlord and Tenant. Tenant remains responsible for rent and other obligations through the end of the tenancy as provided by the lease and Ohio law. 26. Early Termination Tenant may request early termination in writing. Any early termination arrangement must be approved in writing by Landlord. The final lease will specify the parties' rights and responsibilities following early termination, including Landlord's obligations under applicable Ohio law. Nothing in this section limits termination rights provided by law. 27. Security Deposit Security deposit: $2,050. The security deposit may be applied to lawful deductions such as unpaid rent or Tenant-caused damage beyond ordinary wear and tear. Security-deposit accounting and return will be handled according to Ohio law. 28. Rules Apply to Guests Tenant is responsible for ensuring household members, occupants, invitees, and guests comply with applicable lease and property rules. 29. Written Changes Changes to the lease should be made in writing and agreed to by the appropriate parties. A verbal statement does not modify a written lease provision when applicable law requires the modification to be in writing. 30. Fair Housing and Applicable Law The property will be operated in accordance with applicable federal, state, and local fair-housing and landlord-tenant requirements. Any lease provision that conflicts with controlling law will be interpreted or limited as required by law.
