The adjacent lands contain a mixture of several small homesteads to the north and northwest, but all the acreage to the south and southwest/southeast are large agriculture and timber management operations that inhabit large populations of deer and other wildlife. The wooded land contains mature loblolly pine and massive hardwoods that are made up of gum, poplar, maple, and several species of oak that could be sold and harvested to generate income from day one. The tract is also less than 5 miles from a nationally-recognized Wild and Scenic Lumber River that is loaded with largemouth bass, catfish, and solid populations of flatfish. Not only is it an anglers dream, but for a kayaker, the sights along the river don't get much better. This tract is ideal for development or the hunter looking for an excellent place to hunt a wide variety of game, but it also has an excellent opportunity to potential to erect a new home or create a small horse farm or raise some cattle. The tract is just minutes from Fairmont, Lumberton, and Dillon, South Carolina, but is also less than an hour from Fayetteville and just a little over an hour from North Myrtle Beach.
