    I'm selling my 1.02 acre parcel of land in a rural setting outside of Dayton TN within 45 minutes to the Hiwassee Wildlife Refuge and Nature Preserve. The parcel is moderately wooded (see attached photos) with access to water and electricity at the street. For reference, 1 acre = approximately 1 football field. The property is NOT marked with survey markers or tape, but I can provide GPS coordinates and detailed directions for anyone wanting to go and see it in person. This parcel would be ideal for a private small home build off the beaten path but close enough to the Dayton population center for conveniences and necessities, or simply a quite piece of land to pack in and out of during a weekend trip out of the city. Taxes are below $45 / year and are current. The parcel is located within the Lone Mountain subdivision and is considered R-1 zoning Residential Zoning. The verbiage states the following: "In the R-1 Low Density Residential District, the following uses and their accessory uses are permitted in regards to building: 'Single family dwellings, but not including house trailers or "single-wide" manufactured homes.' Buyer is responsible for their own due diligence, although I do have recent title work I can provide upon request. No seller financing is available at this time.
