One of my favorite things about Durango is the 1.8 million acres of National Forest and over 500K acres of Wilderness area to enjoy the great outdoors, and everything there is to offer in the San Juan Mountains, creating an outdoor enthusiast paradise, hiking, camping, fishing, mountain biking, lakes and rivers everywhere and hunting with Colorado offering OTC Elk tags on 2nd and 3 rd rifle. One of the biggest attractions at this resort is the historical Durango/ Silverton train that runs directly through the top of the property and people come from all over the nation to see and take pictures of the train as it passes through the park as it's done since 1882 and you feel like you just stepped back in time. The property has been extremely well cared for and is in fantastic shape and is thriving as a business currently as is. The park has a main home 4 bedroom and 3 baths where the current owners live on property or could be rented out all year as a VRBO and also the park has another 2 bed, 2 bath great care taker home that is rented to the care taker and he lives on the property as well. Also there is a 2.2 acre building envelope right on the river with all utilities in place and ready to build a riverfront home. There is a large 3/4 bay garage that even has a full commercial hydraulic lift for working on all your toys and equipment plus 2 fuel tanks (unleaded and diesel). The Park has several barns all very large all fenced. The Park also offers a full laundry services with multiple washers and dryers, there are several hot and cold water his and hers showers plus outdoor restrooms for the park, great heated swimming pool that the kids of course love or go swimming in the almost one full mile of river with fantastic sandy beaches (black sand) and crystal clear water, a large convenience store, wi-fi, several other fenced pastures and an 150 year old historical home that was actually taken apart piece by piece and then reassembled back on the park and is part of the old west history and would make yet another great rental (VRBO) all year or coffee house. These are all great features of a great business and a great property but my personal favorites and where I can see endless opportunity is in the undeveloped land below the park with almost one full mile of river front on the Animas River thats lined with these huge Cottonwood trees which provides big shade and in the fall the colors are just spectacular to see and is a surreal feeling of peace and quite. Other ideas for (Developers, Contractors, Entrepreneurs), tiny homes, glamping, kayaking, float fishing trips, really up to you. My personal and favorite, very simple idea and would he having an amazing weddings venue, it's an absolute perfect location directly on the river the with a mountain setting back ground, just gorgeous, and Durango could really use a high end venue like this property offers, Your guest would have many choices of accommodations in Durango and I think it would crush it (just my opinion), and you could accommodate hundreds of guests and parking easily as there is a huge demand for beautiful venues in Durango, especially in the beautiful Animas Valley directly on the Animas River. This RV Park would be just an absolute gem of a property with great potential. In the Animas Valley it holds a large resident herd of Elk and Deer are seen in the Valley almost everyday. For the river, parts are considered Gold Medal which means excellent fishing up to 26-30 inch Rainbows, Browns and German Trout, documented . The river also allows for waterfowl hunting in your own back yard, also the river has a couple unique large SANDY beaches which makes for great swimming, or just laying out and having a picnic. The open acres could go in so many different directions, you could develop it, expand the already thriving RV business, or add in another idea. There is also 3/5 acre piece of land has been identified for a large pond which is already built in and just needs to be filled improving the wildlife habitat and waterfowl hunting, and of course adding even more value to the Park, also you have the ability to fill it with 16 shares of Class A water so the pond could easily be filled and maintained. The value of the water shares I would guess are worth in the millions (my own opinion) and I believe as time passes the water will just become a bigger asset for the entire RV Park or any ranch for that matter. Water is absolute Gold now and without the water you simply don't have much and 16 shares of Class A Shares is a lot of water and the A shares are no longer being offered to the public. To sum it up you have an open canvas to create your own dreams or just leave it as is and have a profitable turn key business.... As a added bonus the Park is on all city utilities, (power, water, sewer) extremely convenient for building whatever you chose. If your not familiar with building in Colorado this benefit is incredible, rare and very convenient for developing. The Park currently is only open from May 1st to Oct 15th, but this resort offers amenities that could easily keep it open ALL YEAR LONG and then add its incredible location ( just as perfect as you can get to town and everything you need) and you all of a sudden you have an opportunity that is just a rare find. Lastly there is a possibility of owner financing. (not preferred but can be available) You name it and I think it could be done. 16 Shares of Class A- Animas consolidated water rights !! Great water !!
