For any lease greater than one (1) month the refundable deposit is equal to 2 X the monthly rent. Otherwise the refundable security deposit is equal to one month's rent.
2. This is a strictly non-smoking room and property. Pets are strictly prohibited. No loud music, social gatherings with loud noise or parties are allowed: quiet hours are in effect 24/7. This includes music from instruments such as guitars, drums or pianos/keyboards.
3. All Bills Paid, subject to a Fair Usage Cap. See example under Utilities. High-speed Wi-Fi is provided; personal media subscriptions (e.g., Netflix, Hulu) are not included.
4. Applicants must pass a background check and have a minimal credit score of 700. Official documents are required to verify identity, enrollment status, and proof of job/income. Three professional references are required for those without a professional degree.
5. Co-signers for students are welcome, provided they meet the same background, credit score, and income/job verification criteria as a primary applicant.
