Marijuana/Cannabis Prohibited: The smoking, vaping, or burning of marijuana/cannabis is strictly prohibited on the premises. This includes all forms of tobacco and herbal products. Penalty: Any violation of this policy is a material breach of the lease and will result in a $500 specialized deep-cleaning and de-ionization fee to restore the unit and furnishings. 3. Resident Responsibilities & Maintenance Reporting Duty to Notify: Resident agrees to notify the Owner immediately (within 24 hours) of any malfunctions, leaks, or "things going bad" regarding the property's condition (e.g., plumbing drips, appliance issues, or HVAC changes). Prevention of Damage: Early notification is required to prevent minor issues from becoming major repairs. Failure to report known issues that lead to preventable property damage may be charged against the Security Deposit. 4. Driveway, Parking & Access Assigned Parking: Resident is assigned the unit garage or legal street parking where allowed. HOA Compliance: This property is subject to the rules and regulations of the Herzog Farm Homeowners Association. Resident agrees to abide by all CC&Rs, Bylaws, and Rules of the Association.
