Zillow Home Loans is offering eligible borrowers a free appraisal and lender credit when they purchase a home with a participating Zillow partner agent and finance the purchase with Zillow Home Loans. For an Eligible Property in Arizona, California, Florida, Georgia, Minnesota, Nevada, North Carolina, or Washington state, the lender credit is $3,000 (the "$3,000 Benefit"). For an Eligible Property in Colorado or Michigan, the lender credit is $4,000 (the "$4,000 Benefit"). The applicable $3,000 Benefit or $4,000 Benefit (each, the "Benefit") will be applied directly to the Borrower's closing costs.

Borrower Eligibility. To be eligible for the Benefit, the Borrower must:

  • Have a minimum qualifying FICO Score of 620 (580 for FHA);
  • Intend to occupy the property as their primary residence and agree to take occupancy within sixty (60) days of executing the security instrument;
  • Meet any additional underwriting requirements, if applicable, for the applicable loan product.
  • Borrower must be working with a participating Zillow partner agent to purchase an Eligible Property (as defined below).

Property and Loan Eligibility. Only conventional conforming, FHA, VA, and jumbo purchase loans for single family residences, including eligible condominiums, PUDs, and manufactured homes ("Eligible Property"). Eligible Property must receive satisfactory appraisal and/or appraisal review, including condition and valuation, and meet underwriting criteria for applicable loan program. Multi-unit residences, co-ops and mobile homes are not eligible ("Ineligible Properties"). To receive the $3,000 Benefit, Eligible Property must be located in Arizona, California, Florida, Georgia, Minnesota, Nevada, North Carolina, or Washington state, and loan must be locked on or between 8/27/2026 and 10/23/2026. To receive the $4,000 Benefit, Eligible Property must be located in Colorado or Michigan, and loan must be locked on or between 7/7/2026 and 9/29/2026. Loan must be originated for an owner-occupied primary residence; secondary homes and investment properties are not eligible. Loan must close with Zillow Home Loans. Please speak with a loan officer today to confirm property and loan eligibility. Zillow Home Loans reserves the right to modify eligibility requirements at any time.

Restrictions and Limitations. The Benefit may not be combined with any other promotional offer, lender credit, or down payment assistance programs (third party or the 1% Down Program offered by Zillow Home Loans) and is not available on brokered loans. The free appraisal applies only to the initial appraisal required by and ordered through Zillow Home Loans; additional appraisals, desk reviews or other subsequent valuations will be charged to Borrower. Initial appraisal fees may appear on loan disclosures but will not be charged at closing. The lender credit portion of the Benefit may not exceed the borrower's actual closing costs. If the borrower's closing costs are less than the applicable Benefit, the lender credit will be reduced accordingly. No portion of the Benefit may be received as cash back. No Required Use. Use of any Zillow affiliate or Zillow partner service is not required to obtain a loan from Zillow Home Loans. You may obtain any real estate settlement services from providers of your choice, and doing so will not affect your ability to apply for or close your loan with Zillow Home Loans.
