Whether it’s your most desired neighborhood, comfort, functionality or a specific style, finding your dream home comes down to knowing what you want and what’s affordable. Begin by identifying your priorities in a home, then aligning those with your budget. Bring these details to your real estate agent — they’ll help you in your search for “the one.” With a little planning, you and your agent can find the dream home that fits your life and needs. 

1. Make a wish list of needs and wants

What does “dream home” mean to you? Create a wish list to organize your thoughts. Define the needs you can’t do without. Maybe they include a certain number of bedrooms, a one-story layout or a home office. Then, think about the nice-to-haves. These aren’t deal-breakers, but they round out your vision of a dream home.

Here are some considerations for your wish list:

  • Single-family, condo or townhouse
  • New-construction or preowned
  • Number of stories
  • Architectural style
  • Open or closed floor plan
  • Number of bedrooms
  • Number of bathrooms
  • Type of flooring
  • Outdoor space
  • Air conditioning
  • Eat-in kitchen or dining area
  • Ensuite primary bedroom
  • Closets and storage space
  • Finished basement
  • Garage or dedicated parking
  • Deck or patio
  • Pool or other amenities

2. Estimate your price range

Don’t forget to account for the hidden costs of homeownership. This includes homeowners insurance, property taxes and maintenance.   • City, suburb or country
  • Lot size
  • Schools
  • Proximity to neighbors
  • Proximity to work
  • Access to highways or public transit
  • Walkability
  • Views
  • Proximity to entertainment, parks, restaurants or shopping
