I'm devastated to hear you feel this way. You had two agents representing your buyer side. I was not representing you. You hired them to work on your behalf, write your contracts, complete your final walk thru's and do all due diligence. I don't know what else I could have done I wasn't representing you. But I can state the things we did do. Here are some of the things I did during this transaction and prior (and post) closing: Though I didn't represent you, I did notice your representation negotiated the entire contract through the different counters waiving Your entire rights to any inspections. He then snuck in the inspection contract dates at the very last revised counter. Even with this bait and switch, we agreed to include inspection terms and it would be for major mechanicals and systems. The Selling LLC still chose to go above and beyond on your buyer's inspection request list and agree to handle items, which were way more than major mechanicals and systems. We proactively offered to delay closing when we heard you had a unexpected funeral to attend. I didn't represent you but I did notice your representation didn't even ask for any receipts or proof of work completed on your formal inspection objection. Again, we provided your agents with videos and receipts were provided to your agents of all work completed per the Inspection Resolution. This includes the sewer receipt which was sent to your agents on 8/26 along with additional receipts sent 8/13: Receipts sent to BOTH your agents on 6/27 for the following: Documents Sent as an attachment: IR - Sewer Line Repair Invoice IR - Radon IR - HVAC and Plumbing Receipt IR - Electrical Invoice IR - Door and window trim repair SENT 6/13: Documents Sent as an attachment: IR - Roofing Permit Final IR - Roof Receipt Invoice IR - CONSTRUCTION Invoice Paint, Drywall, Etc. In regard to the sewerline. The agreed upon Inspection Resolution reads: 4. Seller to have Sewer line hydro blasted and rescoped. If there are any needed repairs, Seller will repair. The pre repair sewer video (link provided to your Agents) shows that a repair is needed. The post repair sewer video (link provided to your Agents) shows that the repair needed was completed per Sewer companies recommendations and per the receipt given prior to closing which states the following was completed: "Excavate and replace the main sewer line from inside the property to the tap connection on the city connection in the asphalt alley. Install a new tap saddle connection. Up to 25’ long and up to 12’ deep. Hydro-jet the main line and provide video-post repair." In regards to your Buyer Final walk thru: this is part of the contract which states: "buyer, upon reasonable notice, has the right to walk through the property prior to closing to verify that the physical condition of the property and Inclusions complies with this contract" I communicated with your Agents that I am not an inspector nor do I have the gadgets to check electrical outlets. So that is why we sent numerous detailed photos and videos directly from the contractors to your Agents. I do understand that there were additional electrical things that arose after electrician finished and it was after closing and the initial electrician hired dropped the ball causing delay. A second electrician was hired and I was in constant communication with your Agents during the entire process. These are two correspondence with your Agents in regards to electrical being handled: "Yes. Jordan was there with electrician. The dryer had an adjustment that was needed, it was not an electrical issue. The electrician needs to come back Monday to repair an outlet. I believe flickering lights were fixed." "Appreciate it. Electrician just arrived Electrician fixed dryer and may have fix pulsing lights. Will verify this weekend. Travis will come Monday to finish the plug that isn't functioning." If there is anything else I can provide in order for you to move forward with an insurance claim, please let your Agents know and they can communicate it to me. You and I have never directly spoken as that is the required protocol for communication per your Buyer Agency agreement with your agents (Section 9: Buyer's Obligation to Broker)
