Kimberly Daniels was an out of state buyer AND referral. I showed 20+ homes and wrote 4 different offers, even on one she didn’t see because she trusted my judgement. We always review contracts with buyers before signing and provide a summary after. Offer #4 was accepted on a home she insisted on seeing. Later she decided to back out. Reasons were shaky and there were now 4 deals and 30+ people who were going to suffer hardship if this failed. I explained her options and risks. If the reader thinks the fiduciary role of an agent is to manipulate the terms of a contract or look for loopholes to render an executed agreement void, stop reading, I would not be a good fit! I was able to negotiate a mutual release with the agent costing only her earnest money AND she didn't end up in court for non-performance or damages. So why the review? I wanted her to buy a certain home (4x); I didn’t listen/inform, yet voided a contract with little justification; I knew better than her what she wanted…
