I advise all first time home buyers that pre approval with a financial institution is the first step before looking at any home. It gives a clear basis of what is economically affordable for the home buyer. This buyer didn't get pre-approved and wanted to start looking at houses. They chose not to follow my advise, therefore I was unable to show them houses.
