I would like to clarify a few important points regarding this review: Licensing: I am not a licensed property manager in Idaho, nor do I act as one. I am the property owner, and all leasing and tenant management for this home was handled exclusively by our professional property managers, Northwest Hosting. I am licensed only in the state of California. Deposit & Documentation: At the conclusion of your lease, our property managers provided you with a detailed final accounting of your security deposit. This included itemized charges, supporting documentation, and time-stamped photographs. These records show the condition of the property at both move-in and move-out. Carpet Damage: The charges related to the carpet replacement were not made lightly. The carpet was in good condition at the start of your lease, and unfortunately, post-stay inspections documented extensive staining, tearing, and pet-related damage that went well beyond normal wear and tear. Both the cleaner’s notes and photographs confirm this. Out-of-Pocket Expenses: Even after applying your full deposit and pet fee, I, as the property owner, was required to pay an additional $1,971 out of pocket to cover the remaining costs of the carpet replacement and associated damages. Third-Party Management: All communication, deposit accounting, and documentation were handled by Northwest Hosting. Their records clearly support the findings and decisions made regarding the final deposit disposition. I understand that move-out charges are sometimes disappointing, but they are always based on documented evidence and the lease agreement terms.
