I instructed them to purchase on the top level of a condo to minimize sound, no home is sound proof. They opted for a basement condo in an established property with 100 + condos. We interviewed 2 random owners prior to purchasing and a renter 2 doors down in the building, all said they had no sound issues. After move-in, they could hear people walking from above. As instructed, I contacted the developer to resolve the issue. He agreed after negotiations with me to replace the ceiling using the Sound Engineer I recommended. Realtors can't personally guarantee noise levels. It's a lucky occurrence if you hear the environment before living there. Fortunately, most people understand that. I have sold other condos there since then including a condo 2 doors down in the basement. I’ve disclosed this situation. While there we could hear the muffled footsteps, but they found it acceptable and purchased it anyway. I did not share emails from these clients and won’t return my commission.
