Derek Deaton

Special thanks to Derek Deaton for sharing his real estate system with me. Derek’s knowledge is super, super big. He is an expert Realtor, problem solver, and he taught me a few techniques that I will remember and use the rest of my life. I want to mention that Derek is extremely ethical. There were several matters that he could have cheated, and taken advantage of. He did not cross those lines with me, or anyone involved. When I asked Derek about it, it became clear that this is someone that is, what I would describe as, being on an eternal spiritual journey. There is something about him that I can’t really describe. He is an experience. This is something far and above real estate. I did not expect this before I met him. Thank you Derek Deaton. It is good to know that good people still exist in the world. You are a true professional.

I met Derek all by chance when he was seller agent for a house in San Jose. I put an offer for that house but we did not win that. So some days later he called me back that he is going to show me another house that works in my budget. first thing in the morning of the weekend he was ready to set up appointment with me to go out to see the house. A day after he started negotiations with the seller agent and we were ready to put the offer. After our offer accepted he did everything fast, and in order to get the process done. He was always responsive and detail oriented. His 30 years experience is a big asset for everybody who works with him. I was really happy and glad to worked him.

(Updated 2017 - we still think fondly of Derek and his team for getting our house sold at the right price) This review is from a seller's perspective First and most important, he sold our house - not just sold, sold it above what we thought (and Zillow thought) was the market value. He saw a market opportunity, told us to be patient and he was right. We listed near the end of July 2014, closed September 2014, money hit the bank October 2014. DONE AND DONE. We were not what I'd consider 'ideal' clients. We told Derek that we had a ONE month window to prepare the house for sale. ONE MONTH to repair and refurbish the house, to move out 10 years worth of furniture of stuff, to get everything inspected, to get everything cleaned, to get photographs... it literally came down to our last day before we had to leave the state. How did Derek respond? He set us up with a great contractor, lent us his truck and trailer to haul trash and move furniture, worked around our schedule (even rescheduling a VERY busy photographer when we hadn't finished cleaning), and made sure that we had all the paperwork finished up front so that the day we left - we were completely done. Literally, we finished at noon on the last day - handed him the keys to the house and left California. Derek and his team are pros when it comes to California real estate practices. The level of documentation and precaution he takes seems daunting at first, until you step back and appreciate the absurdity of California's legal system in regards to property sales. He made sure that every relevant detail of the house was inspected, documented, and disclosed to ensure that there would be no surprises on either end of process. Our experience with Derek was great. If you are a motivated seller who is looking for a professional real estate agent - we highly recommend contacting Derek and his team.

We interviewed several people before choosing Derek Deaton. We lived in the neighborhood for 15 + years- and his name was always out there on signs. We had referrals from friends for realtors they used in the past but being Derek specialized in our area figured that would benefit us. That was definitely a plus for sure- but the added bonus we got was guidance and help from Derek on what we needed to do to prepare to get our house on the market; a checklist and timeline to follow, contacts / recommendations for people to do some handy work etc. Seems really basic- but selling a home is stressful- his organization, attention to detail , and constant checking in and follow through - made that part so much easier. We had some flaky painters- he helped us get new ones in quick and reasonably fast. We followed his guidance and we ended up getting $130K+ more than asking; multiple offers - again he helped us pick the right deal that would close. In escrow we had a couple hiccups- again Derek was right there to ease the stress. Our buyers were very demanding- and as we did a rent back for 45+days- at times excessive. Our house sold-escrow closed- but Derek stayed with us and buffered us from the buyers. Right after we moved out and moved 3 hours away- the buyers claimed the Pilot light on the Gas Range was not working- Derek was right there to go address the knuckle heads who could not plug it in. If that gives you an idea of what we were dealing with. Derek is the total package from Beginning to End. I have bought and sold 4 homes- by far no one else compares to the experience we had with him. If you want to get the best deal out there every detail matters when you are selling or buying a house- Derek Deaton does not miss a beat.

We sold our home through Derek Denton in a generally slow part of the market in 2011. He got us way more for it than I ever thought possible. And, with every real estate transaction there are set backs, but Derek was great about eliminating all barriers. He is very very very detail oriented. He won't miss anything. And he's willing to pitch to help even after the sell is completed and he has long since gotten his commission. A great guy. I don't know why you'd choose to use anyone else if you are selling (or buying) in the part of Silicon Valley that he serves.
