The increased prices in 2024 after your sale reflect a rising market, not mispricing of your unit at the time of your sale. Pricing at Sylvan Knoll is influenced by two key factors: bank appraisals and co-op board approval. The asking price of $285,000 was based upon recent comps. The final sales price was driven by multiple offers. The accepted offer also met strict board requirements. These requirements can eliminate higher offers from less qualified buyers. Your sale helped establish a new benchmark, making it easier for others to sell for more as time passed. With 30 years of experience and more than 60 sales at Sylvan Knoll, I am confident the process was handled with care and expertise. I am sorry that you were left feeling otherwise.
