Hello John, and thank you for sharing your thoughts, and I admit it deeply saddens me that you feel the purchase of your beautiful Home did not go as expected. I take great pride in my work and my Number 1 goal is always a happy and satisfied client. If you agree, I would like to meet with you in person again and talk in more detail about your concerns. In the meantime, please allow me to share the following: * When you reached out to me for the first time, I felt honored to be able to represent you and your family as Buyers while also representing the Sellers, allowing me to negotiate on your behalf with the Sellers, conveying suggestions from both sides to each other while striving for the best possible outcome for both families. * As part of our initial offer to the Sellers, I suggested to you as your Agent to add a “move-out cleaning and carpet steam-cleaning”-Addendum which in return got countered and declined by the Sellers due to the generous amount of buyer concessions they were offering to you as the Buyer. * We also addressed Earnest Money Deposits and Due Diligence Fees as well, explaining that contracts and forms might be different from State to State and that North Carolina along with some other States had another option besides Earnest Money Deposit which is called Due Diligence Fee and can be offered by a Buyer, or requested by a Seller, especially if a transaction would cover a period of several months, along with the fact that both kind of monies will be credited back to a Buyer if closing takes place. * After negotiations, you and your family accepted the counter offer and the removal of the Cleaning-Addendum. * When we talked about this in the Spring, you mentioned that you might consider to replace the carpet after closing and I offered you my help to assist & supervise third-party contractors to do so, in case you were still in a different State after closing, in order to prepare the Home and get it ready for you and your family before your arrival, and I offered to do the same for a move-out cleaning when the time would come. * Later on, you shared that your local friend and colleague would get the keys after closing to arrange and oversee the cleaning of the property instead. * During your first visit to the property, along with your local friend who conducted the initial property showing on your behalf, none of us mentioned or noticed an unpleasant smell in the Home. To my knowledge nothing changed afterwards in this regard, and when the Sellers moved out they provided a broom swept move-out condition. * Several days before closing I asked if you would like your local friend to join me at the final walk-thru on your behalf and to let me know his availability - days passed and when closing day was approaching, I informed you that I would conduct our final walk-thru the day before closing and asked for you to join me via FaceTime if possible. You responded not enough time would have been provided to prepare and announce the final walk-thru, a response that surprised me since you stated before your understanding and experience with Real Estate transactions. Without sharing any personal details on a public platform today, I can share that I was able to eliminate all financial expenses at closing on your side as the Buyer for you and your family, all closing costs and commissions were covered on your behalf and a Lender-related fee reduced. I took these steps to help and ensure your family has the Home of their choice to move into and at the same time to enable the Sellers to start their new chapter as well. Every transaction, every individual, every family is special and at all times I strive to provide detailed disclosures, transparency, unwavering support and try to foresee and address any possible issue or event before it can take place, always with the best interest for my clients in mind, which is shown in all my 5-Stars Reviews from previous clients, Buyers and Sellers, on this page.
