    JUST A SAW THE NEW LISTING $398,000 GUESS I WAS RIGHT HAS TO BE UNDER 400K LMAO!!!!! Not even I can sell an overpriced home! Your mother received weekly updates from numerous sources on the listing activity, you also failed to mention your previous agent had ZERO showing, whereas I was able to get 5, and any of the feedback, which came directly from the showing service, said, beautiful home, terrible location, Yes I am paraphrasing. To paint the picture, the house is located next to a Cumberland Farms gas station and numerous other business around as well, not to mention a very busy road. With over 5,000 cars passing by daily, not my number NYS DOT. Yes I agreed to list the home at 499K with the caveat that if there were 6 showings with no offers or 30 days price would need to be adjusted, I tell this to every home seller I work with. I did not have that conversation then due to how bad the weather had been. Your mon did agree to, two small price reductions when I had told her we had to get down around 400K as the most expensive home having sold in Amenia in the last 6 months sold for 405K, and it was not in a terrible location, she said there is no way! As for your assertion, there was no marketing I spent out of my pocket in excess of $500, individual website, Facebook ads, virtual walk-through Instagram ads! Well, I have news for you, the current market dictates price not what some cousin in Real Estate in the Midwest, or wherever she is. I do wish you the best of luck selling this home, as I said, I had no intentions to relist the home once it expired, and I do hope you feel better getting this off your chest, and for calling me a liar even though I had sent you the feedback. Oh and one last thing you said I am not available in the afternoon hours? I am available from 8am - 8pm 7 days a week, I am not oncall 24/7 when you texted me at 8:45 and I said "John, it's almost 9pm have a good night" your text the following day you claimed 8:30pm is "LATE AFTERNOON" Might be best to let NBC know they need to change the name of the NIGHTLY News which airs at 7pm to the "late afternoon news! LMAO! As I said, I'm good but not good enough to sell an OVERPRICED home!
