    Dear Brian, I want to take a moment to respectfully clarify the situation and respond to your recent review. To begin, I am the buyer in this transaction, not the agent. I paid $1.39 million for your home—above the asking price, I might add. Your review here is equivalent of you writing a bad review on a doctors work page when he bought your home! Therefore, this review appears to violate platform guidelines, as it's not reflective of your experience with a service provider but rather with the buyer of your home. If you truly feel the transaction didn’t go as expected, I kindly ask that you direct your comments to your OWN agent’s profile, not mine! I’ve been in this industry for nearly two decades, and my commitment to my clients is something i take great pride in. My reputation is backed by more than 250+ verified 5-star reviews from satisfied clients. This is the only 1 review that does not reflect the standard of service we consistently provide. To help provide some context: I’ve had nothing but professional and cordial conversations with your agent. In fact, she has been a pleasure to speak with. I’m honestly not sure where the miscommunication is coming from. I understand you not being around in state during your sale and going through divorce could have made your agent's communication with you harder. Regarding the transaction itself, I am not representing myself. If you review the offer, you’ll see that I have an agent representing me, and you had your own agent. More importantly, as outlined in your own brokerage disclosures, escrow can be a fluid and complex process with many moving parts. The delay in closing total of 14 days was not due to our lack of responsiveness, but rather due to a serious issue with the insurability of your home, which is located in a very high fire-risk zone, as designated by the State of California. Due to recent significant market changes with the insurance industry in CA, many insurance carriers have stopped writing new policies in high-risk areas, or have limited coverage quotas. Over the past 30+ days, 5 insurance providers and 4 of your own agent’s referrals declined to insure the home! While you may currently have insurance, obtaining a new policy under today's conditions is a different matter entirely. I hope your agent communicated this causing the delay. The only available option was the California FAIR Plan—designed as a last resort. Processing times are currently 2–3 weeks, and the premium came back at a whopping $14,000 annually, instead of the expected $4,000. That $10,000 increase affects monthly debt ratios and required lender approval. All of this has been openly discussed with your agent, and is supported by emails, phone records, and text messages. As for your mention of the Notice to Perform—it’s important to understand that this document does not require a buyer’s signature. Nonetheless, I acknowledged it via email and, in good faith, signed and returned the per diem penalty agreement within 24 hours—even though the delay was caused by insurability issues, which are covered under the contract's contingency clauses. In fact, this resulted in us paying approximately $4,000 in penalties, despite having every contractual right to cancel and walk away from the purchase due to the insurance issue. We didn’t—we remained committed to closing, because we believed in the deal and acted in good faith. Additionally, we are not the party delaying the closing. As of now, critical documents required by escrow remain unsigned by you, which is preventing the lender from finalizing our file. Without your cooperation, we are unable to complete the next steps. I've made multiple attempts to contact your agent—calls and texts—without a response. I can only hope she is keeping you updated accurately. Despite all of this, I remain fully committed to moving forward and am even happy to speak with you directly—pending your agent’s consent—to ensure we’re aligned and to close this transaction with professionalism and mutual understanding. Now that escrow has successfully closed :) and both parties have reached a happy resolution for the delay, and you also received compensation for delay, I respectfully request that you consider removing or amending your review. Your own agent was appalled when she found out you wrote this! It does not reflect the reality of this situation or the professionalism we bring to every transaction. I wish you a better day.
