This condo had a Home Inspection. Seller replaced electrical box, fixed patio dr and vented furnace rm. Buyer’s offer was based per time on market prior to my listing. I had NO knowledge on time of vacancy past the time on the market NOR had that ever been discussed with any neighbor nor had that question EVER been asked by the buyer nor was there any concern voiced concerning that. Sale price of this condo was approx $75,000 and in move in ready state with a Home Warranty paid by the seller. Any mechanical problems known were fixed, any appliances that failed should have been covered by the Home Warranty with exception of washer/dryer. The buyer was required BY LAW to sign a disclosure that she received the Condo Bylaws and had read them. Signing this document, everyone assumes the buyer is being honest in doing so. Unfortunately, it doesn't matter how competently and upfront we service a client we seem to be first in line in placing blame for their decisions.
