I’d like to clarify the circumstances surrounding this transaction. I was the listing agent and represented the sellers exclusively. Out of courtesy, I showed the home initially when the buyers’ agent was unavailable, but my professional and legal duty throughout was to advocate for my clients’ best interests. That is a very different role from the buyers’ agent, whose responsibility is to advise and represent the buyers. The property ultimately sold for slightly under the asking price. The buyers viewed the home multiple times before closing, and repairs they requested were completed in advance. My sellers were informed by the buyers and their agent that they could close within two weeks. When that did not occur, I worked to keep the process moving forward efficiently—only in response to the terms the buyers themselves had proposed. Throughout the transaction, I remained in communication with the buyers’ agent regarding timelines and contingencies, including their original two-week close offer. It’s important to note that my role was not to provide counsel to the buyers, but to market and sell the property on behalf of my sellers. While I understand that buying a home can be stressful, my actions were focused on fulfilling my obligations to my clients and facilitating a successful closing for both parties.
