Khamla - When a listing is entered into the local MLS, the listing agent will check a box under the Details; Terms; Tab as to whether the Seller of the home will accept an offer with a VA Loan. If a Seller accepts a VA offer, if the sale is to close, any requirements that the VA appraiser sets must be abided by. Your Real Estate Agent called and asked me if the Seller of a house that I had listed, would take a VA Offer. I said no. You then looked at that house with your Agent and wrote an offer with a VA Loan as your Financing. That house was built in 1979 and was 45 years old. The house still has its original roof on. When a VA Appraiser inspects a home with a 45 year old roof, they are likely to determine that the roof is at the end of its economic life and would need to be replaced by the Seller before Escrow closed for the VA Financing to be approved. That would probably cost the Seller about $30,000 and then the house would be worth close to $30,000 more. Your Real Estate Agent fully explained this to you. I want you to know a little bit about me. My husband spent 20 years in the Air Force. He served part of that time as a Navigator in Vietnam. My husband retired in 1979. Vandenberg was our last Military Base. We still live here in Vandenberg Village today. All three of our children still live here in North Santa Barbara County. Three of our four grandchildren have spouses that either currently work for the U.S. Military or have worked for the U.S. Military. If you think that I do not want you to live in the same neighborhood as I do, you are wrong. I would appreciate it if you remove your Zillow Review. Sincerely, Mary Jo Ehmer
