This property was very thoroughly marketed. Ads were updated twice weekly. I responded promptly to all buyer and agent inquiries and showed the property several times. My total time spent on this property was 28 hours in 49 days. I went above and beyond in trying to market this difficult to sell property. The seller never mowed the lawn at this vacant property in the entire 49 days that it was on the market. The grass was more than knee high. I recommended several landscapers to the seller so that the lawn could be mowed. She refused to pay anyone and let the lawn grow to unsightly heights. There was extensive trash, old furniture, etc. left in the yard and driveway for the entire time that the property was listed. I advised the seller to turn the electricity on in the house and she refused to do so. The basement windows were covered so it was pitch black in the basement which was loaded with debris and dangerous to walk in. The entire back deck was caved in and separated from the house pulling siding away with it. The furnace had been removed. There were holes in the floors creating dangerous situations where people could fall through the first floor directly into the basement. I did everything that I could to get this property sold. The seller did not go with the price that I suggested. She wanted to ask a much higher price. There were three interested buyers who were willing to offer a reasonable price for the property, but the seller refused to even consider them. One day, I showed up to check on the property and see if the lawn had been mowed (it hadn’t). I ran into a couple in the driveway who said that they were buying the house. The seller sent them over on her own, circumventing our real estate listing. My sign had been hidden so they did not even know that I was her agent. They asked me questions about the property which I answered truthfully. I came to the decision that I no longer wanted to work with the seller because she was non-responsive, difficult to communicate with, and verbally abusive. I put in 28 hours of work and communicated to her what I was doing to try to get her property sold. She didn’t listen or want to acknowledge any of my efforts. I disclosed problems with the house as it is the honest, ethical, and lawful thing to do. By law, the seller and their agent must disclose all known defects. I told the seller that I was not going to continue to be disrespected and spin my wheels trying to help her while being mistreated and that we needed to obey the law with disclosing defects to buyers.
