Unfortunate:client lost home.Explained process many times & again in email on June 21, "This is true...in Ohio this is always going to be the case as long as it is required to sell your home in order to make a purchase.The seller is aware that we are on the market and we are contingent upon getting your home under contract.If they did receive an offer, we have first right of refusal which means we could purchase if we prove that we can perform. This was the conversation I discussed a land contract with you which would tie the property up for a specific period of time..." I take responsibility for not selling in 31 days. I did explain docs and possibilities again and again.They chose not to take my advice.I don't withhold info from clients.They could not perform to contract for several reasons outside of my control.I would have loved to have discussed it fully but was told by her for me nor my broker to ever have any contact with her so there was no way to explain or discuss anything.
