Happy New Year! It’s 2020! Over 5 years have past since the sale and closing of this property: This sale closed 10/24/2014.This property was listed, as agreed to by the seller at $240,000. This price was based on local comparable data in the area at the time of listing. After 112 days on market an offer was received with a sales price of $230,000. This offer was written by a cooperating broker & did include a request for a standard home warranty. This offer was accepted by the seller. During the buyers inspection period it was brought to our attention that there were serious issues with the roof that concerned the buyer. I contacted several roofing contractors to get bids on a new roof & the seller ultimately agreed to using Superior Roofing & Siding to complete the new roof. Per listing contract there was a 5% commission paid on this listing with 2.5% going to the buyers broker, listing side net $5750. It is always my goal to create a positive experience for my sellers.
