    Philip, I appreciate you sharing your thoughts on my services to you over the last several years, as our communication and my support of your home actually started back in April 2021. During the three years before you listed your home with our team, I supplied vendor recommendations and advised prep for sale advice. You listed your home with a local rental agency in mid-August of 2023 and canceled just after the first of the year, 2024, without successfully finding a tenant. You then hired a discount agent to represent you on your listing in early 2024, and within two weeks of hiring that agent, you contacted me to ask for my help in “getting you out of the contract with your agent” as you felt he was being dishonest in his representation of your home. After assisting you in ending this contract, The Gellman Team took your listing active on July 10, 2024. Feedback during our three months of being active on the market included continuous mentions of the state of the property being dirty and unkept, all of which were immediately shared with you and no attempts were made by you to remedy. We lowered the price three times during this listing period and added the option to lease the home as of August 1st per your request. Our team held five open houses during this three-month listing period – several of the female agents who held the open houses reported feeling extremely uneasy and unsafe when you would return to the home at the end of the open house. Additionally, a male vendor on our team felt physically threatened while at your home and refused to work with you further. The buyer’s agent I referred you to in your new hometown also noted that he chose to stop working with you. It was for those reasons that I would not visit your home while you were in residence. The tenant/buyer submitted a preapproval letter from their lender as a part of the sales contract. The tenant’s previous home is not in foreclosure – he was involved in a title dispute on his prior residence with the descendants of that home’s previous owner. This was resolved by the courts in the favor of your tenant/buyer in November 2024. Of the three times the police visited the home during the tenant’s stay, twice those were at your request. The police were dispatched to your home on February 10th by the tenants, as there was an unknown suspicious person on the property, thought to have been your son. And the $20K in damages that you cited was due to a sewer backup at your residence that you, as the landlord, were responsible for remedying. This was, according to you, covered by insurance, but the property was never fully restored to its previous condition and the tenants lived in mold-infested conditions for several weeks, which contributed to the tenants moving out of the property and canceling their sales contract with you. While I appreciate this has not been an easy road to get to the closing table, unrealistic expectations on pricing and not having the property properly prepared for sale hurt the salability substantially. I do wish you the best of luck in your new hometown, as you move to care for your aging parents.
