Moving can be a stressful time and we strive to act as a voice of reason. The highest priced comp at 309 was actually a slightly different model than yours, and had an additional full bathroom which would be adjusted for by an appraiser. We always tell our clients that typical negotiation off list price is 3-5%. Yours sold for 2.5% off list price which is definitely not “low ball”- as a matter of fact at the time was the HIGHEST priced sale for your exact model! It is my legal responsibility to present all offers received- ultimately you and your husband agreed to go with the original accepted offer. It is also true that attorneys are able to modify the taxes on the contract; and they try to make the taxes as accurate as possible. Your taxes went up 119% and you only had to prorate 110% to the buyer- so you got the better deal! We give our clients the best professional representation and we accomplished that by getting you top dollar, with great terms and in the time frame you wanted!
