    Thank you for taking the time to share your feedback. I’d like to clarify a few points for anyone reading this review. • Proof of Funds: For all-cash transactions, proof of funds is required by industry standard and brokerage compliance. This ensures offers are taken seriously and protects both buyers and sellers. • Offer Submission: A formal written offer was never presented. Even so, I still communicated the buyer’s verbal offer to the seller to make sure their interest was considered. • Broker/Administrative Fees: A signed document acknowledged the broker fee prior to closing. I also saved this buyer thousands by eliminating additional commission costs. The administrative fee was cleared through the title agent before settlement, with no concerns raised until after closing. • Closing Attendance: Due to a last-minute settlement schedule, I informed the buyer I could not attend closing, and they expressed that this was not a problem. • State Review: Following this transaction, a state investigation was conducted as a result of the buyer’s complaint. The findings confirmed that there was no wrongdoing on my part. I strive to act with professionalism, transparency, and integrity in every transaction. While I regret this buyer feels differently, I stand by my actions and the steps I took to ensure the deal was handled properly and within all required guidelines. — Collin Boyer, Listing Agent
