    We submitted an offer on Friday, August 14th at 8:53pm to an elderly seller. Every party was aware of this circumstance. The Wester’s set a deadline of 11pm on the 14th for a response (timestamped paper trail). The seller didn’t respond that night. Saturday morning, we were informed by the listing agent that they were allowing more showings before responding. The listing agent was clear that any form of emotional, irrational, or concerning behavior would disqualify our offer from consideration. The Wester’s demanded we “withdraw” their offer. The offer expired the night before per the Additional Provisions Addendum” submitted w/ the offer. Considering the listing agents advice, the 11pm expiration, and the best interest of the client, we did not “withdraw” the offer. Later that day, the agent reached out to let us know that they accepted the terms previously presented. After much conversation, under zero obligation, the Wester’s accepted this and proceeded forward with the purchase.
