I ask this Seller to drop the price after I had office tour through, 30+ agents said I was high. I knew she was OK if it didn't sell. I also knew she had just had 2 very bad experiences that had cost her thousands of dollars with tenants. I DID NOT discuss price with any Buyer's or their agent, I had no communication with the Buyer's. I did not procastinate, there were questions with possible repair orders that she was aware of, I was afraid that it would not appraise without the work being done. Once we had appraisal the septic pumping was ordered, we paid extra to have them come out in an evening. I arranged for remote signing saving her a long drive, lost work and gas expense. My job is to insulate my clients from anything in a transaction that doesn't concern their money. Anything that did concern money was discussed in length before decisions were made. I work hard for my clients, I AM NOT retiring, I took on my neice as a partner.
