I want to clear up a few things. Joleen did want to offer $170,000 for the property. When we sat down to write the offer, I told her we could try $170,000, but the seller really wanted $175,000. The seller thought about it and came back at $175,000. While I can advise clients, I cannot make them accept/not accept an offer. At that point, Joleen was free to walk away from the deal. She was under no obligation to accept $175,000 as the sales price, but she did agree to it and the deal moved forward. In regards to the lease information, the new tenant’s lease for the second floor was furnished to Joleen well before closing. The written lease stated it ran from the 16th to the 16th of every month. The proration of rent is computed by the number of days of rent left which would transfer to the buyer vs. the number of days already absorbed by the seller. This is figured by closing date. The first-floor month-to-month tenant was having their electric paid by the seller, which upon learning that directly after closing, I offered to pay the next two month’s electric for her as she is evicting that tenant and giving them 60 days to vacate. I was and still am very excited for her to own an income property and hope she will be happy there for many years and enjoy the wonderful location and school district.
