Hey BrianL, There are always 2 sides to every transaction and story. I did my best to find out your goals, values and criteria for your new home and invested a lot of time to educate you and share extensive market data and recent closings to try to set your expectations appropriately for the extremely competitive market we were in during the Spring 2022 months when you were actively looking. Unfortunately, your all cash offers of $50-$70K BELOW asking price when recent solds were on average going ABOVE asking in the markets you were considering, were not going to be accepted during those market conditions. I still worked very hard to serve you provide research, comparative recent solds, get your questions answered, negotiate, tour properties as soon as they hit the market and submit your offers because I am passionate about providing excellent service and want every client I work with to feel heard and represented. The average buyer had to make upwards of sometimes 10-20 offers before winning a property and many were outbid. It was an exhausting and frustrating time for buyers. The market has shifted since then, so your strategy would be more effective now.
