As a licensed real estate professional, I always prioritize professionalism, transparency, and integrity in all of my interactions. In this particular case, the individual was seeking a co-op rental in Forest Hills. I took the time to thoroughly explain the co-op process, including all associated fees and, importantly, the non-refundable nature of certain fees once the application is submitted. It is important to understand that co-op boards typically require detailed financial and personal documentation—such as two recent pay stubs, the last two years of tax returns, employment verification, and reference letters. My role is to guide applicants through this process, ensuring they are well-informed and properly prepared before submitting any application. Submitting an application without reviewing the unit or understanding the full scope of requirements can result in unnecessary rejections and financial loss for applicants. As a professional, I cannot in good conscience allow someone to proceed without confirming their qualifications and ensuring they understand the implications. Additionally, I have a duty to inform my client—the property owner—about any potential applicants. I cannot forward applications blindly, especially without reviewing them for compliance with the co-op board’s standards. My goal is to protect both the applicant and my client from unnecessary complications. I stand by the fact that I handled this situation responsibly and with the professionalism expected of a licensed agent.
