    Keith and Cassandra Risley are not my clients but are represented by another agent. It seems they left me a negative review with tons of untruths and are severely bitter. First, I have never spoken to Cassandra. I do have recorded conversations with Keith with his audible permission when he called me and he was incredibly aggressive and rude so far as to brag about his $550/hour consulting fee and "I have no idea who I am messing with" attitude. I will gladly play the audio to anyone interested in hearing them. The Loan was denied due to debt to income ration being to high and NOT because it did not appraise. I have the email available from the lender and PLEASE contact me and I will send it to prove it. email me at mike@1percentlists.com and request a copy. Will keith do the same with the appraisal? I will offer Keith and Cassandra $1000 to release the appraisal directly from the lender showing it came in low. That was not the reason for the denial and they lied about it. My seller would have no problem lowering the price IF the appraisal came in low in this market. Unfortunately Keith and Cassandra just could not afford the home. Another falsehood is that I went after the escrow. I did not and will not receive any proceeds if my seller wins mediation. I do not have that control over my clients to tell them to go after the escrow. In regards to be needing the house to close, offering people the 1% List program keeps me quite busy with over 50 deals in 2024 and that trend continues. My past reviews and 30 years as a Real Estate Broker clearly show that I am not a liar, unethical. keith, unfortunately you are the only emotional person in this instance. I wish you and Cassandra all the best. So if you want to list your home for a 1% Listing Commission give me a call at 727-967-9779. Save thousand of dollars selling your home with 1% Lists Central Florida!
