    Dear Mr. Xu, Thanks for your different voice, I always try my best to help clients, I’m surprised and sad you are writing these words everywhere that is not true. Let's share the facts to make it transparent to everyone: I helped your family to buy a residential house that was closed in Dec 2023. In last month you suddenly reach me you sold that house with loss and requested me to pay for your loss, otherwise you will prepare complaint to RE association and reviews on other institutions. I don’t understand. That house($353,990 new home in Lakeland-Winter Heaven) was chosen by your wife/parent last year, now you sold it by self but tried to count your loss on me. I don't think your request is correct and acceptable.   First of all, it is your wife Alice who contacted me and communicated with me from the beginning to the end of the purchase, NOT you. I did not hide or mislead any info to push Alice, instead I disclosed and shared what I know and what she asked. Alice never mentioned a word of short-term/commercial rental on that house, instead she told me clearly that house was for her parents who were eager to move in a new home before new year and said that house was finally chosen and confirmed by her parents. For CDD, realtors know about it, it is absolutely impossible to state “CDD is one-time payment", instead I told Alice clearly IN WRITING at least twice "CDD is generally 20-30 years and included in property tax bill", this was also explained in mortgage, CDD disclosure was also included in builder’s contract. (I am glad to provide all of these screen chat if Alice hasn’t shared with you). In last year Alice and I probably screened and analyzed at least 10+ houses, Tampa-Lakeland-Orlando, focus on price of around $300-355K . I worked hard, honestly provided her with my best knowledge and suggestions according to her requirements and questions. I never pushed Alice to buy even though she told me a few times her parents urged her and were very anxious to buy a house quickly, she asked me to make several offers and negotiate with those listing agents. The communication process between her and me was very smooth. Finally Alice pointed a new construction house to me, house located in Lakeland-Winter Heaven area, Alice specified that house was finally chosen and confirmed by her parents, and told me clearly her parents were very eager to move in before new year holiday. I helped to negotiate with the builder for the max credit and assisted her with the lender. Additionally, after she/you signed the contract and paid the deposit to the builder, Alice said that she saw price reduction nearby and asked me to get more credit or reduction from the builder, again I tried my very best to talk to builder's manager and got more credit as she requested. I answered all kinds of her questions with what I know as well as assisting the loan process. Alice did not have any conflicts with me. I thought she was happy with the purchase.
