Extremely disappointing experience. From the start, I questioned the target rental price as too high and second-guessed it, but was told with 100% confidence it would rent at that price. Weeks later, with no backup plan in place, I was the one sugges...

Response from Joseph Novak on 8/19/2025

I’m sorry you feel that way, but I want to set the record straight. I had the listing for 15 days and responded to every call, text, and email—on average within 15 minutes. Feedback was always given as soon as I got it. From day one I pointed out that the very tall weeds out front were hurting showings and asked multiple times for them to be taken care of, but they never were (pictures here: https://drive.google.com/drive/folders/1bBndwVhd6XMhpXEbTGfLJk7ekG4ehpT6). The tenants also stayed home for most showings, left the place dark with the shades down and lights off, and even made us wait outside more than once—none of which helped the presentation. Another big issue was Zillow. The previous agent never had your unit listed there, which is one of the biggest lead sources. A lead-selling platform noticed this, illegally posted your unit, and sold the leads until I chased them down to have it removed. Because of that, I wasn’t able to get it properly on Zillow until 3–4 days into the total 15 days I had the listing. Within just 7 days of me listing the property, you had already mentioned listing it yourself, and told me you had been talking to a few other realtors about taking over the listing. Despite that, we still had a very clear game plan in place. After the weekend, we were going to adjust the price to $4,500/month, but instead you decided to fire me and quite literally give the unit away for $4,000/month. Market rent at this time of the year was $4,800, and your neighbor’s similar unit (without a garage rooftop deck) rented for $5,500. The price you "easily rented" your unit for was so low, I even tried to rent it from you to sublease it for a profit, but you would only agree to a short period of time. I understand that you're upset because after you listed on your own, I let you know a prospect circled back with interest and you told me I need to close them quickly because you're flooded with inquiries. At that point I showed you that zillow said there were only 2 contacts on the listing. However, I was not doubting you because we discussed many times it would rent super quickly at that price point. Best of luck with the new tenants and thanks for the opportunity.
