Response from Kenneth Torbush on 6/1/2021

Hey Heather, Sorry you guys had a bad experience. I wish you guys luck in the future.   First House I only viewed 2 with you guys, remember the first one I was running late. Unfortunately, my previous appointment ran long then there was traffic so I let you guys know that I was running late.  I let you guys know that I was on the way but running behind.  I think this made you upset.  I tried to correct the situation by moving that first appointment to the last appointment of the day so that we didn't run late to our second appointment.  You guys insisted on seeing the first property.  Then you let me know that you saw an under contract sign in the window and insisted that I inquire about it immediately.  So while I was driving in traffic I attempted to call the agent to ask if it was under contract.  Then I called you back in 5 minutes or less.  You guys wanted a response faster so by the time I called back you let me know that you spoke with the seller's agent .  You called them from the number on their sign and the home was in fact under contract. I think you guys may have held it against me that it went quickly and you were unable to get it.  Earlier that morning you requested to see that property. I set up a tour 20 minutes later and by the time of our tour it was under contract.  That is a tough situation.  What you have to realize is they may already have had offers on the table before and were negotiating then accepted that day.  We don't know what negotiations the sellers have underway behind the scenes. Second House I arrived at the second house and you guys arrived shortly after.  After reviewing the home we all agreed that it needed a lot of work and it was so much that it had a strong possibility of being condemned.  I never mentioned the demographics of the neighborhood and I don't know how that is relevant.  During the showing of the second house you guys mentioned a handful of times that you liked the first house and I think you were upset at me that it went under contract and you didn't get it.  Unfortunately that is the market right now things are moving quickly.  During the previous day you asked several times when we were going to meet at the properties (we had 3 properties the previous day that were scheduled then eliminated for various reasons).  I explained that I had to schedule each then wait for confirmation.  Also, there were other things in play with the properties that you guys wanted.  There were issues of the condition of the property, types of financing accepted, whether it was rented and if so what were the terms of the rental.  That brought me to inquire about the type and terms about your financing.  Also, I inquired about your cash position.  You guys expressed your urgency and I think you were irritated by me taking time to qualify you. Given the fact that you guys were so motivated I just wanted to make sure that you had everything in place to make the offers that I thought you would be wanting to make.  The types of homes you were looking at required a specific type of buyer mostly cash or conventional financing and most had some type of rental in place.  Further at least one needed extensive repairs.  So I was just trying to guide you through how all of that would look and what to expect.  I think the vetting process, scheduling process, and the state of the current real estate market frustrated you (understandably so) and you became increasingly irritated with me as a result. Third House We got there 15 minutes early due to moving the schedule around from the first house.  So I proceeded to try to get in contact with the seller to see if we could see the property early (I never spoke with the tenant).  We saw the house was decorated and furnished and you asked me if it was rented.  I couldn't remember and said I would follow up on that.  You then began shouting at me in the front yard and I tried to respond calmly although I didn't appreciate your manner.  Although we had time to keep calling the seller or just wait until our appointment I felt pressured to go ahead and do the showing and remove myself from the situation and the occupant agreed to let us view the property.
