    -We went under agreement on January 3rd. -A home inspection was completed January 9th, you moved forward as is. -Never heard from the title company so we began pushing it on January 17th. -January 30th your agent stated you couldn't get insured and tried 3-7 different companies. He wouldn't give me a list of the companies you tried. He said they couldn't insure it based on the "google images having too much in the yard". We asked if it was the building or the cars (it is a car shop...). From the beginning of the deal he continued to push us to have our client empty the building to it's entirety. It is our client's livelihood and he didn't want to stop working too early. He ended up starting to clean it out right before we found out they couldn't get insurance so he lost business and all the money for cleaning it out. We called around and got Cross insurance's information to try to find a solution. We were told you were refusing to call any more companies and wanted to owner finance or buy it cash instead. We later were told you called cross and never heard back. -In the meantime we asked for a letter from the lender denying the loan. February 3rd your agent sent screen shots from "someone" claiming they could not insure the property. -February 7th you sent a cash offer, (while still under agreement) and an explanation for why they couldn't get insurance. -February 10th was our closing date, we still did not receive a release of escrow, denial letter from the lender, no environmental assessment was done and we still did not have a title company. -February 11th we received a quote from Cross insurance for the property. -The morning of February 12th we sent a release of escrow from our seller for him to receive the funds. Later on in the day your agent sent a release of escrow with a denial letter dated February 12th. A contract is a contract, and contracts do not have feelings, nor do they care that your "lender was on holiday." It is unfortunate that you failed to proceed, however this did not reflect my professionalism as I do not represent your interests. Best of luck Zachary Khar!
