Ralph I thought the negotiations went well seeing that a couple of your concerns about contingencies never came to light. It is hard for personalities to come out over the phone. Face to face is usually a good way to judge character and since I did not meet you until a couple of days prior to closing, maybe that had something to do with your impression of me. Thanks for recognizing that my main goal was to try and get the condo sold as soon as possible because the first month is critical as the longer it sits, the activity level goes down. Although you live in another state and we had to communicate by phone, computer and fax, I thought this one sale went fairly quickly. Thanks for your business. Peter
