    1. It is unfortunate that you feel this way. Your negative review seems to arise from your unrealistic expectations of wanting more discounts after getting everything as per the ratified contract signed between us. 2. Is it true that I confirmed with you on day one that I am not a discount broker and my job is to get you the house that you like, and will NOT be giving you back any part of my commission? 3. Is it true that the actual commission that I’ve charged is less than what is in the contract that you signed with me? 4. Even after securing you the house that you so badly wanted, I stand by our “Guaranteed offer”, i.e., “If you are not happy with the home purchase for up to 1 year, we will buy it back from you or sell it at the same price”, and you qualify for this “Guarantee” as we closed escrow on Dec 17, 2021. Do call ASAP to initiate this process. 5. Real estate transactions are complex. As a professional, I can offer you choices and not make those decisions for you. 6. The first choice is to work with a realtor. You mention “As we worked, we discovered several alarming things. We were about to stop working with him, but…..” and you chose to not exercise this option? Could the reason be that you wanted this house so badly and you believed that working with me would be your best choice to get you this home? In support of this, here are the facts: (a) After seeing the initial set of houses together, is it true that you liked this house very much (as it met all your needs) and though you did not have a loan pre-approval from a lender, you believed that you could rely on me to get you an underwritten approval because I am a licensed mortgage broker too? (b) You called me on the day the offer was due, to reiterate that you want me to aggressively pursue getting this house for you and willingly agreed to my professional opinion of putting an offer with no contingencies to compete in this fiercely competitive marketplace attracting multiple offers? (c) In addition, Is it true that you could not even provide me with a loan preapproval from other lenders on the day that offers were due, and you called me to confirm that I was able to utilize my mortgage broker premier status to get you an underwritten loan? (d) Do note that though our purchase offer was NOT the highest in price compared to others, I was able to get you this house that you wanted badly based on impressing the sellers that our offer was the same as a “Cash Offer” based on the underwritten loan approval from my lender, hence beneficial to the sellers to accept our offer over another higher priced offer with contingencies. 7. Please note that when my clients request services such as inspections beyond what sellers’ inspections reveal, I encourage my clients to do due diligence and I suggest reputed & professional services to help my clients. You had the choice of getting your own inspectors and need not have taken my recommendation in this regard. Since you were not happy with the professional company that I recommended for the foundation inspection, I assisted in getting you a partial refund too. Also, do note that: (a) the inspector you later chose to perform a foundation inspection did give you a clean report too with no significant additional findings. (b) Real estate professionals are required to do a visual inspection and get you to sign the “Agent Visual Inspection Disclosure” and leave the rest to professional inspectors to assist you in conducting your due diligence. Hence, your feedback on me not being an expert wrt inspections is not to be expected of a real estate professional.
