I would NOT recommend an AS-IS home to any 1st time buyer, as I did forewarn this couple. Apparently, the purchase price I was able to procure for them outweighed any issues they may have had with the home. I was able to help them purchase the house for 50K less than the average asking price in the neighborhood. I also recommended contractors for the work that was needed to make this house a home for this family. In disregarding these recommendations, they were presented with estimates that were THOUSANDS of dollars higher than the contractors estimated that I recommended. I cannot stress enough that I am a native Augustan, and unlike some of my piers, most of my advertising is done by word of mouth. If you're going to trust me? Trust me throughout the entire process. With me... that does not stop at the closing table! That is the beginning of our friendship.
