I met this Buyer while showing this property to my actual clients that day. I introduced myself and spent 3 hours with them that was unplanned out of courtesy. They liked the house but didn't have a pre-approval so I recommended a lender who wrote one up right away. I took additional time that evening to pull comparable sales to provide an estimated market value. I then told him that counter offers are rare in a seller's market and that his offer would be considered his "highest and best". He did in fact put in a strong offer however it wasn't accepted. The listing agent told me the Seller went with a stronger offer so that's the feedback I provided. This Buyer then texted me that my services will no longer be needed which is fine. I went above and far beyond to assist a random stranger. It's unfortunate that they didn't get their offer accepted but that wasn't my fault. It's unethical and unrealistic for me to guarantee an offer amount that would lead to an accepted offer.
