I take allegations of dishonesty very seriously and feel it is necessary to address several inaccuracies presented in your recent review. The Milestone Inspection Report was provided to you prior to entering into a contract, in full compliance with Florida law and industry standards. This report clearly outlined the findings from the February 2024 inspection, including the structural issues identified by the association’s engineer. All material facts that were provided to me at the time were fully disclosed. The condominium questionnaire later obtained by your lender simply reiterated the same structural issues that were previously documented in the Milestone Inspection Report. In fact, the language used in the questionnaire was identical to the report that had already been provided to you. All information conveyed to you—whether verbally or in writing—was shared with me directly by either the condominium association or the sellers. All documentation and correspondence related to this transaction has been properly archived and will remain preserved for any potential future reference or review. It is unfortunate that the lender ultimately declined financing; however, this designation was given based on their internal underwriting criteria and your decision to pull out of the transaction, not due to any lack of transparency. Additionally, during our most recent conversation (including yourself, your loan officer, and me) the loan officer confirmed that financing could still be possible with additional documentation from the condominium association. This conversation occurred after the lender had reviewed the questionnaire and was fully aware of the structural findings. As a licensed real estate professional, I have no incentive—and absolutely no intention—to withhold any information that would inevitably be revealed during a lender’s underwriting process. Doing so would not only be unethical but counterproductive. I understand how frustrating it can be to incur costs on a transaction that doesn’t ultimately close. However, to accuse me of dishonesty or legal misconduct is both inaccurate and unfair.
