Thank you for taking the time to share your thoughts. I’m truly sorry to hear that your experience did not meet your expectations — that’s never the outcome I want for any of my clients. I genuinely care about guiding my clients with honesty, diligence, and their best interests at heart. While I understand and respect your perspective, I do feel it’s important to clarify a few points for accuracy. Before writing the offer, you were prepared to waive a much higher amount on the inspection contingency. Based on specific concerns I noticed during our initial showing — including the issue that ultimately became the most costly post-closing — I strongly advised lowering the inspection gap to preserve your ability to renegotiate if those concerns were confirmed in the inspection report. This advice was given specifically to protect your interests. The most costly concern was something I brought to your attention early on, but at the time, there wasn’t a strong interest in pursuing it further. Understandably, your focus was more on some of the smaller items, like the non-working hose bib on the front of the home. During the inspection period, we talked through the findings together, and discussed available options & next steps. I also shared ballpark estimates based on past experiences, but I always encourage clients to bring in professionals for more in-depth evaluations when there’s any uncertainty. The final decision to move forward was yours, and I supported that choice with care and transparency. I take pride in advocating for my clients and supporting them every step of the way. While I’m disappointed to hear this experience affected your enjoyment of homeownership, I wish you nothing but the best moving forward.
