Gate City has had almost full occupancy of this apartment complex for nearly 8 months. Unit 11B has been rented for over a year. We did not attempt to sue the last tenant, however we did evict them, which is a small claims action. Eviction process begins when a tenant does not pay rent, or there is a breach of the lease terms. Most landlords find that evicted tenants can become frustrated and need to vent their frustration when they see that their credit has been affected. Since you are choosing to write an anonymous review it is simply impossible to speak on the claims you are making. However, there were 18 HVAC systems needed to be replaced in the complex. The NEW owners made every arrangement to rectify this, in the fastest time humanly possible. We are very happy to report that after Gate City was contracted for management, we have had several of the original tenants removed from the complex and drug activity and police reporting has drastically decreased.

It is clear that this owner not only has incredibly unrealistic expectations as a property owner, but also has a malfunctioning moral compass which needs to be repaired along with his dilapidated properties. Gate City Management never promised you (or anyone else) a rental rate. We assess a property and market factors in that particular property’s surrounding area, and then provide our clients with a rental rate estimate based on our assessment. Our estimate of the rental rate for your properties included a punch list of needed repairs in order to attract and keep renters, but this client only approved a fraction of the recommended repairs.
