I’m sorry to hear you feel this way. My priority is always to provide honest, professional, and strategic guidance to my clients. 1. I never recommend listing below market value. I knew you expected more out of selling your property. I respected your pricing decision but felt obligated to provide my professional opinion. I also explained that the market/buyers determine the value of the property, not the seller or the agent. If you list too high, the market will bring it down. If too low, the market will drive it up with multiple offers. 2. My pricing recommendation was based on the current market data for your neighborhood. 3. The painting recommendation was to address watermarks that concerned buyers. 4. The lawn maintenance was necessary after complaints from neighbors and to ensure a smooth closing. I don’t think mowing the lawn twice in more than two months in the summer can be considered “frequently.” 5. You may not remember that you had terminated the garbage service once you moved out. For some of the items that were left behind, I personally coordinated pickups with buyers who purchased from you. I had to confirm with the home buyer which items they wanted to keep because leaving unwanted belongings in the home could have resulted in additional charges for you. To prevent any issues, I had spent hours clearing out the garage and took home a carload of garbage—including hazardous materials that couldn’t be disposed of through regular trash services... I’m sorry if my efforts weren’t communicated clearly. My fiduciary duty is always to my client. There is a difference between understanding the other party's needs and working for them. Understanding the other party’s expectations helps me better serve my client and achieve the best possible outcome. I appreciate the opportunity to work with you and wish you the best.
