Zillow’s rent reporting service (“Rent Reporting”) allows renters to have their rent payments reported to Experian and Equifax (the “CRAs”). To use Rent Reporting, you must agree to these Rent Reporting Terms and pay your rent using the Rentals Platform. These Rent Reporting Terms are in addition to the Rentals Terms of Use and all other terms and policies linked there. Capitalized terms not defined in these Rent Reporting Terms have the meaning assigned to them in the Rentals Terms of Use.
By opting-in to Rent Reporting, you authorize Zillow to report rent payments you make using the Rentals Platform to the CRAs and to share such other information with the CRAs as is required to verify your identity or otherwise enable Rent Reporting (such as, name, date of birth, address, lease start date, lease duration, and rent amount). You must pay rent using the Rentals Platform to participate in Rent Reporting. Please note, paying rent on the Rentals Platform will require an invitation from your landlord.
While you are enrolled in Rent Reporting, Zillow will only report rent payments that are made on time and in full during your lease at your current address. However, your landlord or others may separately report rent payments, including late payments and non-payment. If you enroll in more than one rent payment reporting service, duplicate entries may be rejected by the CRAs.
Zillow reports rent payments monthly but does not control whether or how quickly those payments are included in your file with the CRAs or incorporated into any credit report or credit score. We cannot guarantee the accuracy of the data on your credit report, but you have the right to dispute inaccurate information included in your credit report as outlined in Section 4.
Zillow is not a consumer reporting agency and is not affiliated with any consumer reporting agency, including the CRAs. Zillow does not determine credit profiles or scores. Zillow also does not control how the CRAs calculates credit scores or collects, stores, uses, modifies, or distributes reported data.
Rent Reporting is not an extension of credit. Therefore, if we deny or terminate your use of Rent Reporting, this is not a denial of credit.
Zillow is not a credit repair organization and does not sell, provide, or perform any service for the express or implied purpose of improving your credit history, credit rating, and/or credit score nor does Zillow provide advice or assistance to you regarding those things. Zillow does not offer any legal, tax or financial advice. We cannot, and do not, guarantee any improvement in your credit score(s) as a result of Rent Reporting.
You may cancel Rent Reporting at any time by visiting your payments dashboard in your Zillow account and clicking the opt-out link. If you opt-out, you will not be able to opt back in until your next lease term.
We may suspend or terminate your use of Rent Reporting for any reason, at any time, with or without advance notice to you. Without limiting the foregoing, we reserve the right to deny use of Rent Reporting if we are unable to verify all parties involved in a transaction or if, in Zillow’s reasonable opinion, fraud or abuse of the Rentals Platform has occurred. Zillow may also terminate your use of Rent Reporting if, for three consecutive months, any of the following occur: (i) you fail to pay rent using the Rentals Platform, (ii) you fail to pay rent in full or on time, or (iii) your payment method is declined.
Once rent payments have been reported to a CRA, your credit history, credit rating, and/or credit score may be negatively impacted if Rent Reporting stops or is inconsistent. For example, this could happen if your landlord stops accepting Zillow payments, you or we cancel Rent Reporting, or you voluntarily make payments outside the Rentals Platform.
Subject to applicable law, including the Fair Credit Reporting Act, Zillow shall not be liable for any negative impacts related to your use of Rent Reporting, including (but not limited to), if you cancel Rent Reporting, your landlord stops accepting Zillow payments, or you have inconsistent reporting of your rent payments for any reason. You hereby agree to hold Zillow harmless against any claims related to Rent Reporting, the reported information, and the CRAs and their collection, storage, management, modification, use and/or dissemination of any reported information.
YOU ACKNOWLEDGE THAT ZILLOW DOES NOT DETERMINE OR PROVIDE CREDIT PROFILES OR SCORES. ZILLOW AND ITS AFFILIATES EXPRESSLY DISCLAIM ANY LIABILITY FOR THE ACCURACY OR COMPLETENESS OF CREDIT PROFILES AND SCORES.
