A new analysis finds where holiday spirit shines brightest in for‑sale listings
Looking for a place where it’s beginning to look a lot like Christmas? Zillow has unwrapped a list of America’s most festive towns — places where the holiday spirit doesn’t stop at Main Street, but shines through in for‑sale listing descriptions.
A recent Zillow analysis reviewed for-sale listings across the U.S. for holiday-related terms such as “Christmas lights,” “Santa,” “holiday spirit” and “winter wonderland.” The towns where these words appear often are places where sellers naturally weave the season into their listing descriptions.
From Santa Claus, Indiana, to McAdenville, North Carolina, many of these communities are also known for festive traditions like parades and light displays. The ranking highlights where holiday-themed language appears frequently, offering a simple way to identify towns where seasonal charm plays a noticeable role in home marketing.

Here are the most festive holiday towns in America this year:
Typical home value: $294,208
It’s no surprise that the town of Santa Claus takes the top spot. True to its name, this community embraces the season wholeheartedly. More than half of its for-sale listings reference holiday spirit (55%). Residents celebrate the season with a parade, market and light show.

Known as Christmas Town USA, McAdenville has listings that sparkle as much as its streets. With nearly 2 in 5 for-sale homes showcasing seasonal charm (37%), its longstanding light displays continue to draw big crowds each year.

Bethlehem’s biblical name makes it a natural Christmas destination, and nearby communities share that same holiday appeal. In Blakeslee, less than an hour’s drive away, nearly one-third of for-sale listings mention the holidays (30%). Lake Harmony and Buck Hill Falls aren’t far behind, with one-quarter of listings highlighting seasonal cheer (25%).

Methodology:
Zillow identified festive holiday towns by looking for the presence of 34 holiday-related keywords in listing descriptions for more than seven million homes listed for sale between Nov. 1, 2023 and Oct. 31, 2025. A keyword was not counted for a home if it appeared in the name of the city or neighborhood or in the street address. The festive towns highlighted in our list were selected for a variety of large-scale, iconic features and holiday whimsy.
