Data Series Definitions

The monthly series offers a stable, long-term view of housing performance suitable for strategic planning and macro-trend identification. The weekly 4-week rolling average is utilized to smooth out week-to-week volatility, offering a clearer, trend-focused signal with more high-frequency updates, allowing for rapid insight into recent market shifts.

Data Suppression Policy

Weekly metrics reported at the national (US) level are presented without data suppression to provide maximum visibility into aggregate market activity. Conversely, individual weekly metro area metrics may have suppressions applied to ensure data quality, statistical rigor, and consistency, particularly in lower-volume markets. Reasons why data may be suppressed:

  • Insufficient Sample Size: Certain metrics may be temporarily unavailable when underlying data volumes fall below Zillow’s statistical reliability thresholds. This prevents reporting values that could misrepresent true market conditions.
  • Automated Anomaly Detection: Some data points may be intentionally withheld when automated quality checks flag unusual patterns that could indicate noise or reporting errors.

Seasonality & Holiday Effects

Weekly trends may experience temporary, expected disruptions around major national holidays such as Independence Day, Labor Day, and Thanksgiving due to changes in reporting cycles or consumer behavior. These short-term fluctuations are considered normal seasonal behavior and should be factored into trend analysis around those specific timeframes.
